I doubt it's real. It isn't possible for it to be one disc and be played on different platforms. So my guess is either your friend have Playstation magazine and got a demo for the PS3 or he has Xbox magazine and got one for Xbox360.
Lies.... PS3 had given out demo codes to random gamers so they could try it out for 1 day, but xbox 360 will not give out a demo until the launch of the new game.
